Once we understand your requirement, we provide you with a marketing proposal including details of our success-based and staggered fee.


We do not operate a "one size fits all" fee policy. We cap our fees at the following levels:

  • For arranging a sale our fee is never more than 2% (+ VAT) of the sale price.
  • For arranging a rental our fee is never more than 5% (+ VAT) of the first 18 months rental income. After 18 months there is no fee.
    • For drawing up a tenancy agreement our fee is £140 (+ VAT)
    • For managing a rental property our fee is never more than £20 (+ VAT) per week.

Our terms for arranging a sale or rental

  • are always success-based, meaning we only get paid if we secure a sale or a tenancy;
  • always contain a staggered fee structure which means the better we negotiate on your behalf, the more we are paid - but never more than 2% for a sale or 5% for a rental;
  • never lock the owner into lengthy sole agency instruction periods - in fact, we always recommend owners to instruct at least 2 professional agents when marketing a property.
